Fareri Associates, LP is Awarded Approval to Move Forward with Goshen Plaza Development

Fareri Associates, LP was awarded long-awaited good news on March 26, 2019. It was announced that the Goshen Planning Board unanimously voted in favor of the award-winning Hudson Valley Developer’s conditional site plan. The plan has been approved and will be moving forward with its proposal for the new Goshen Plaza. There were multiple speakers in attendance, all of whom supported the project.

Fareri Associates plans to completely overhaul the 13.7-acre property between Matthews St, and Clowes Avenue in Goshen. This will allow the community of Goshen to receive a much needed retail hub. The plan will incorporate turning current underutilized space into two anchor retail stores, four additional retail-ready buildings and two retail-ready pad sites. The development team has wasted no time in starting the negotiation process with two anchor retailers. These retailers include a top-brand supermarket and CVS pharmacy.

Fareri Associates have thought everything through, from retail sites to the parking lot, which will also be completely replaced. Details from lighting to signage have been laid out in this plan and will come to life through the construction process. Additionally, larger details such as new entrances and exits, delivery access points and modernized utilities have all been included in this site plan. No detail was too big or small for the development team to forget.

The award-winning developers plan to begin construction on their latest project in May or June of this year. With that date in mind, Fareri Associates expect the grand opening of the CVS Pharmacy to happen in either the winter of 2020 or spring 2021. However, they did not make this decision lightly and will not inconvenience the members of the community in the slightest. The current CVS Pharmacy will remain open and operational until construction is complete on the new one. This was done purposefully to not inconvenience community members who depend on that CVS for prescription services.

Due to the popularity of the Goshen Plaza retail space, interest in the new spaces has already begun. Fareri Associates has partnered with Pyramid Brokerage Company to field inquiries and identify tenants for the new Goshen Plaza. That was not the first award the elegant and classically designed community received. Villa BXV has also received awards for best model merchandising, best architectural design, and best landscaping. These awards were determined by an esteemed panel of industry professionals from across the country who judged a field of more than 1.300 entries.

Fareri Associates, LP Discusses the Development of the Goshen Plaza Supermarket

The wait on a supermarket in the Goshen area is coming to a close. On Tuesday, March 26, it was announced that Fareri Associates received approval to begin construction on their Goshen Plaza site plan. After numerous meetings to discuss traffic, drainage, noise, and lighting, the village planning board gave the development company the green light to begin building.

Fareri Associates is set to begin construction on the 13.7-acre property in May or June of this year. They will begin by demolishing the “wings” on either side of the former Grand Union, current CVS Pharmacy. The production of the proposed free-standing CVS will lead off new construction at the site. Once CVS occupies its new store, the current building will come down, making room for additional construction. CVS will remain open during construction to offer full health and prescription services to the community.

The community has been extremely supportive of the development agency. Lynne Allen Cione, president, and CEO of the Orange County Chamber of Commerce vouched for Fareri Associates at the hearing appeasing the concerns of the community in the process. “In my hands, I have the last lease signed for a supermarket here. It was signed with the best of intentions, but they couldn’t carry it off,” Cione explained of the previous owners of the space over the last 18 years since the Grand Union closed. “As somebody who has lived with false starts and false promises … I urge you to seriously consider this proposal. These guys are the real deal.”

The long-awaited supermarket will be built on a 38,939 square-foot property along with four additional retail-ready buildings and two retail-ready pad sites. The new supermarket is expected to open in fall or winter 2021. While the supermarket may still seem a little ways off, Fareri Associates is making strides to make the dream a reality.

Additionally, the site plan will be making structural changes to Goshen Plaza as a whole. This will be done to create a more functional space. When construction is complete there will be two entrances instead of the original three that were proposed. Not only that, but the parking lot will be completely updated and modernized to handle the demands of the community.

Interest in these areas has been growing since the initial announcement in March. Fareri Associates, LP Discusses the Development and Design of the Harbor at Greenwich

When it came to the interior design of The Harbor at Greenwich, a development completed by Fareri Associates on the shores of Smith Cove, Lauren Muse was the obvious choice. The development offered her the opportunity to design four single-family homes and seven condominiums, proving to be one of the largest jobs of her career. Despite the large scope of the job, Muse didn’t need to worry. All she had to do was focus on her skills as a designer and the individual tastes of the buyers.

Muse’s work was enjoyed by the new homeowners so much that many of them hired her to finish designing their homes. Among her new clients were John and Michele Tesei. Michele knew Muse’s work well; she was the principal real estate agent for the project and decided to move into one of the single-family homes after working closely with Muse. Like many of The Harbor at Greenwich’s tenants, the Teseis decided to move into the 7,000 square foot single-family home to downsize. This is typical for the Greenwich area with many people looking to downsize and move to a more urban area closer to downtown.

While 7,000 square feet may not seem very small, the space did come with some design challenges that Muse was forced to overcome. The spaces span over four-levels and prove to be unusually vertical. These four levels include a below-grade in-law apartment, first floor common spaces, second-floor bedrooms, and a roof deck. Muse had her work cut out for her and rose to the occasion effortlessly.

“Even though the home is quite large, the rooms, while plentiful, are compact,” says Muse. However, there is no design challenge she cannot overcome. With clever designer tricks, Muse was able to make these smallish spaces feel larger. Whether that be doubling a bay window as part of a casual dining area or incorporating a glass topped table to keep the space feeling light and airy, she accomplished what many could not – a well-designed home that any homeowner would enjoy.

Muse was also able to keep a sense of consistency throughout the interior of the entire house with her design choices. While a nautical theme may have been obvious, Muse opted for natural colors (beige, blue, and grey) and clever patterns, materials, and textures to lend themselves to a nautical motif without a single anchor being present on the premises. In fact, Muse was able to incorporate patterns throughout the entire home so each room can connect to one another despite how the furniture is designed.

The vertical style of the home also lends itself to feel lived in, no matter how many people are present. Whether the in-laws or the children have returned home for a visit, the space will be able to accommodate those needs, while allowing for everyone to have some personal space.

The Harbor at Greenwich also has beautiful views of Smith’s Cove, so homeowners will be able to view boats along the dock or kayak if the desire strikes. While many homeowners, like the Teseis, did not expect to find a home where they would be able to grow old together, that is what happened.
